Chapter: 21D - D Greenery Areas District

Section: 10 - D Intent

Greenery areas are set aside as areas to be utilized for wind or weather screens and for visual effect. These areas may be utilized as utility corridors but any removed vegetation shall be replaced in kind. Changes of this district from greenery areas to another classification are to be made only where such uses are in accord with the General Plan or adopted specific plan. The area designated and zoned greenery between the small boat basin and Highway 101 is also designated on the Land Use Plan as greenery/harbor-dependent. This area shall be zoned greenery as an interim zone until it is necessary to develop this area as a harbor-dependent use or uses. The location of each proposed use shall conform with the adopted land use designations and development plan (Figures 3 and 4) of the Harbor Port Land Use Plan chapter of the General Plan.  For the purposes of Section 21.52.020(A)(4), the Greenery District uses listed under Section 20.21D.020 shall be considered as the principal permitted use in the California Coastal Zone. Variances and adjustments to the district\'s requirements and standards shall not be considered a principal permitted use for purposes of Section 21.52.020(A)(4). 

     The regulations set forth in this chapter shall apply in all Greenery Districts.
